The available apartments in Attica are mostly two and three bedroom apartments, which is leading to faster price increases for smaller sized homes, especially in popular areas near the centre of Athens. Apartments between 80 and 120 sqm remain the most sought after, as they meet the demands of young couples looking for a home. In the second half of 2024, the number of apartments up to 80 sqm in Athens increased by 3.5%, reaching 23,821, while their price rose by 11%, reaching almost 200,000 euros. On the contrary, properties over 121 sq.m. decreased by 11%, but their prices increased by 7.6%, with the cost of a 100 sq.m. house close to 300,000 euros, according to the latest data from Golden Opportunity. In Peristeri, smaller houses (up to 80 sqm) increased by 13.1%, with an average price of 2,219 euros/sqm, while larger ones sold for 1,994 euros/sqm, but they are fewer and decreased by 5%. In Kifissia, larger houses are more than twelve times the price of two-bedroom properties, but here too the trend of higher price rises for smaller properties applies. Specifically, prices of houses up to 80 sqm increased by 13.1% to 3,691 euros/sqm, while for properties over 120 sqm the increase was 8.4%, reaching 3,997 euros/sqm. In Zografou, houses over 120 sqm are one of the few categories that saw a price decrease, by 7.7%, with the price being slightly lower than smaller houses. Apartments up to 80 sqm in the area increased by 32%, as they are still limited in number. In the southern suburbs, price increases are more moderate, as prices appear to be nearing their ceiling, at least for conventional properties. In Alimos, a house over 120 sqm costs 5,287 euros/sqm, up 2.4%, but is hard to find, as the number of such properties fell by 4.7%. The picture is similar in Voula, where prices for houses in this category reached 6,095 euros/sqm, up 7.3%, with the number of available properties falling by 8.6%. The biggest price increases are found in the sparsely populated eastern suburbs and in Piraeus. In Piraeus, the price for houses up to 80 sqm increased by 27.6%, reaching 2,995 euros/sqm. In Gerakas, the increase was 15.6%, bringing the price to 3,594 euros/sqm, while in Korydallos the rise reached 22.6%, with the largest houses selling for 2,088 euros/sqm. In Porto Rafti and Pallini, prices increased by 15.7% and 17.6%, respectively. In Koropi, prices jumped 25.1%, however the biggest increase was recorded in Elliniko. Houses up to 80 sqm there are now selling for 5,657 euros/sqm, recording an impressive 45.2% increase. Similarly, houses over 120 sq.m. in the area have reached 5,564 euros/sq.m., maintaining high prices. |
